Jeff W. Brock: Founder & CEO


Jeff Brock is the founder and CEO of Key Property Solutions, LLC, the parent to the Key Property family of companies. Since 2001 he has acquired, managed and sold over $75,000,000 in property developing extensive knowledge of the residential real estate market in the metro Atlanta area. Key Properties has completed over 1,500 renovations.  Currently, Key Properties has more than $50,000,000 in assets under management comprised of more than 1,500 single family rental homes.. Mr. Brock has personally served in every function within the organization and as a result is able to drive efficiency and profitability in all areas of the company.


In 2010, what is considered one of the most difficult years in real estate, the company sold 174 homes. Mr. Brock’s focus on operations, construction expertise, and understanding of the residential real estate market fueled the company’s exponential growth in this challenging market. Operating from the investor’s perspective Mr. Brock’s organization provides superior value and a high level of customer satisfaction to property management clients. The original reason for starting the brokerage and property management company was to serve his biggest client, himself.


Prior to founding Key Property Solutions, Mr. Brock served as Senior Operations Manager at Federal Express. During his 15 years there, he managed multiple costs centers and developed processes used company wide to increase productivity and measure the effectiveness of these processes. During his tenure at FedEx, Mr. Brock began accumulating income producing properties for his own portfolio until he formed Key Property Solutions in 2001 and transitioned to investing in real estate full time. Mr. Brock is a native of Atlanta and resides in Kennesaw, GA with his wife Judy and three children.

Steve Philips: Investor Relations


Steve Philips brings over twenty years of sales, marketing and management experience to Key Property Solutions. He spent ten successful years in the enterprise software business holding management positions in sales and marketing at Oracle Corp. and Siebel Systems, Inc. In 2003, he left the software industry to start a second career in real estate. He quickly developed multiple streams of income in the residential market buying and selling homes, acquiring rental property and serving the investor community as an expert in the acquisition of foreclosures. In 2009 he opened an independent real estate brokerage, The Investors Agent, LLC where he is the managing broker. Mr. Philips joined Key Property Solutions, to create and promote a channel for investors to participate in fully managed portfolios of single family homes. His background in real estate, executive level sales and marketing experience, and commitment to delivering results are assets to Key Property’s investor clients. Mr. Philips currently resides in Piedmont Heights in Atlanta, GA with his wife Cathy and two step-daughters, Lily and Madison.

Darlene Coquerel: Manager, Acquisitions & Sales


Darlene Coquerel has an outstanding track record over the last ten years serving the real estate investor community. In 1991 she began buying, rehabbing and selling properties as well as developing expertise in a wide range of acquisition and disposition methods. As a foreclosure specialist she has a deep working knowledge of short sales, pre-foreclosures, HUD & REO sales, subject to transactions, marketing and negotiating. In 1994 she acquired her real estate license and added single and multi-family property management to the list of services she provides to investors. Ms. Coquerel has been directly involved in several organizations that promote investing including the Georgia Real Estate Investor’s Association where she served as a board member and currently leads the Foreclosure Subgroup. She has trained beginner, intermediate and advanced level real estate classes nationally. Ms. Coquerel brings a great deal of real estate experience and a high degree of professionalism to the Key Property Solutions team. She currently leads the contract to close department working directly with buyers, agents, mortgage brokers and investors to ensure a smooth closing process. Ms. Coquerel currently resides in Lilburn, GA with her two daughters.

Stephen Futral: Financial Analyst & Investment Coordinator


Prior to joining Key Property Solutions, Mr. Futral served at Ernst & Young, LLP as a Senior Financial Auditor. In this role he managed financial audits of Fortune 1000 companies and various foreign subsidiaries. Mr. Futral started his real estate investing career while attending Kennesaw State University. Through partnership with two funding partners and a project manager he was able to successfully purchase, renovate and lease rental property while a full time student. His background in real estate and finance made him a natural fit and a strategic player in his current role at Key Property Solutions. Mr. Futral generates financial models to drive profitability in all areas of the company including acquisition, renovation and sales. Mr. Futral lives in Kennesaw, GA with his wife Aubrey and three children.

Theresa Mull: Real Estate Broker / Property Manager


Theresa Mull is the co-owner and managing broker of Key Property Realty, LLC and currently manages over 400 single family rental properties. Mrs. Mull has developed a comprehensive property management program providing turnkey rental services, market analysis, advertising, tenant placement, professional administrative services, and management of property maintenance on a 24x7 basis 365 days a year. Her program maximizes profitability and tenant retention by accepting only the highest quality applicants and implementing systems to ensure a high level of responsiveness and high quality customer service to tenants and owners. As a result, Theresa manages her portfolio to a vacancy rate of less than 5% with average tenant retention at 31 months. When turnover does occur, her team is able to quickly find a suitable replacement in 14-21 days including completion of repairs.


Prior to her career as a real estate professional, Mrs. Mull held high level management positions in operations and logistics at Renaissance Cruise Lines and at Princess Cruise Lines. In these positions, she managed the passage of 3,000 passengers and 1,200 crew members at ports of call all over the world. Her responsibilities included interfacing with customs agents and government officials, compliance with local immigration procedures, and managing profitability as it related to efficient entrance and exit of a major cruise liner in and out of port. She received the highest scores for customer service and lowest labor costs among any of her peers. Her commitment to continuous process improvement and ability to proactive approach prepared her well for her role as property manager at Key Property Realty. She develops strong trusting relationships with her clients, provides superior value at competitive rates and guides owners toward profitability by keeping property rented at the highest rates. Mrs. Mull resides in Acworth, GA with her husband and two step-children.

Kyle Sweet: VP of Field Operations


Kyle Sweet manages the entire construction and maintenance division across five operating counties and is supported by six field managers and one maintenance manager. His group currently renovates over 30 properties a month. During his tenure at Key Property Solutions he has managed 350 projects, of which 250 were from purchase to renovation to disposition. Mr. Sweet is also a strategic member of the acquisition team in executing the monthly auctions. In this role he and his team perform an analysis of over 1000 properties in a four day period to determine the best acquisition prospects. Mr. Sweet’s direct oversight from property selection to renovation and punch out provides a 360 degree view of each deal that maximizes profitability, quality control and project efficiency. To further reduce costs Mr. Sweet establishes and maintains relationships with key suppliers to negotiate volume discounts.


Prior to joining Key Property Solutions, Mr. Sweet spent 13 years as Operations Manager for a Print Time franchise. He excelled in this environment where details, consistency and speed are all critical to the success of the business. These qualities have also served him well in the real estate business. He started rehabbing homes with his father at the age of sixteen, which laid the foundation for him to buy, fix and sell four primary residences every two years by age 28. He has been involved in renovation and investing for most of his adult life. Mr. Sweet lives in Acworth with his wife, Michelle and son Kyle.
